We will provide you with regular updates on the progression of your purchase, assist you in securing a mortgage and liaise with estate agents on your behalf, through to completion.
We will then project manage the whole refurbishment of your property, taking care of absolutely everything up to, and including, the HMO licensing and building control.

Our HMO Property Refurbishment Service
We have extensive experience in managing the refurbishment of HMOs & offer a commercially minded, design-led bespoke service catering to the unique needs of each project.
We work in partnership with HMO experienced architects to reconfigure your property into a safe, usable and profitable space. We oversee the installation of kitchens and bathrooms as well as decor and the general refurbishment. Our sister company HMO Refurbishments Nottingham Ltd will partner with you to decide on the final details of your refurbishment. This thorough approach to your property’s redesign will help to maximise the potential rental return.

Reconfiguring Your Space
Along with our trusted architects we’ll take an in depth look at the property floor plan and devise the best solution to maximise the space. All possible layouts are considered, for example;
- Repurposing dining and secondary living rooms.
- Dividing large rooms into multiple bedrooms.
- Converting the loft space.
- Removing chimney breasts to maximise space.
HMO property conversion phases
Phase 1: Removal & Repair
If necessary the whole property can be taken back to its bare bones, removing all the old plaster, plumbing and electrics. Roofing can be replaced and damp proofing works carried out.
Phase 2: Reconstruction & Reconfiguration
Next we will oversee the reconstruction of your property. New stud walls will be added first, followed by first-fix plumbing and electrics.
After this work is complete plaster boarding and plastering can take place where needed.
Phase 3: Bathroom & Kitchen Installation
Next we oversee the installation of new bathrooms and kitchens. During this phase second fix plumbing and electrics are carried out. We can advise on suitable fixtures and fittings that can stand up to the additional use they will get in an HMO.
Phase 4: Fittings & Decor
As the property owner you can be as involved in the decorating of your property as you wish. You can choose colours, tiles and fixtures, or simply leave it to our team. We usually select neutral colours and fittings that will stand the test of time. We oversee all decorating works and advise on the best solutions for different areas of your property, taking into account the additional footfall and general wear and tear that a house with multiple occupants will receive. The last work to be carried out will be the installation of new flooring, after which, your property’s HMO transformation will be complete.
